Happy New Year! I hope everyone had a wonderful, relaxing holiday season and enjoyed some well-deserved time with loved ones. Now that we are all back to the daily grind, it is time to look back at how the Halifax-Dartmouth real estate market finished the year.
Here is a simple breakdown of how the market performed between October and December 2025.
If you have been searching for a home, there is good news: inventory is on the rise.
Available Homes: At the end of December, 493 homes were still available, which is an increase compared to the 443 homes available at the same time last year.
New Listings: Throughout the quarter, 979 new homes hit the market.
Inventory Speed: If no new homes became available, it would take just 1.1 months to sell all currently available inventory.
Price Adjustments: Of all the homes on the market this quarter, 20.5% adjusted their list price at some point.
While the number of sales decreased slightly, the value of homes in our area continues to grow steadily.
Total Sales: There were 1,143 homes sold this quarter, compared to 1,162 in the fourth quarter of last year.
Average Sale Price: The average sale price for homes this quarter was $588,870, up from the $570,331 average we saw in Q4 2024.
Price Per Square Foot: On average, homes sold for $313 per square foot.
Negotiation Room: Most homes sold for about 98% of the asking price, with buyers paying an average of $14,908 under the initial list price.
The market is moving a little more slowly than it was a year ago, giving buyers a bit more breathing room to make their decisions.
Days on Market: Homes sold in an average of 44 days this quarter.
Year-over-Year Change: This is a slight increase from the 37-day average we saw during the same period last year.
Single-family homes remain the most popular category for both buyers and sellers in the Halifax-Dartmouth area.
Even with a steady market, we saw some incredible standout sales over the last three months:
Highest Sale Price: The highest sale recorded was $3,600,000 for a single-family home. It was originally listed at $4,150,000 and spent 179 days on the market.
Most Competitive Sale: Proving that the right home still moves fast, one single-family home originally listed for $399,900 sold for $550,000 in just 4 days.
The Q4 2025 data suggests a market that is finding a new balance. With more homes available and slightly longer selling times, buyers have more opportunities to browse, while sellers are seeing home values remain strong.
